WHAT COUNTS AS A RENOVATED HOME
This page brings together homes in and around Calgary that have already seen real work done, and that covers a wide range. On one end are lipstick updates, things like new paint, flooring, or lighting that freshen up a space without touching what's underneath. On the other end are true top to bottom renovations, where the kitchen and bathrooms have been rebuilt, mechanical systems like electrical, plumbing, and furnace have been replaced, the exterior has been upgraded with new siding, windows, or a refreshed facade, and in some cases the home has been expanded with an addition built on a new foundation. Most listings fall somewhere between those two extremes. Either way, you're looking at properties where someone else has already put in the work, so you're not walking into a renovation project of your own the day you close.
WHAT I LOOK FOR IN A RENOVATED HOME
My background is in the trades and home building, which gives me a practical, on the ground understanding of what quality renovation work generally looks like compared to a quick cosmetic fix. When considering a renovated home, it's worth paying attention to the quality of the finishes and the craftsmanship rather than just how everything looks in photos, Confirming that any major work was done with proper permits can be important, since unpermitted renovations can create issues later with financing, insurance, or resale. A professional home inspection is also strongly recommended on any renovated property, no matter how well the work appears to have been done.
